On the surface, the market still feels steady. Homes are coming on, going under contract, and closing every day. But the deeper story in this week’s numbers is the amount of adjustments happening behind the scenes—especially through price reductions and extended days on market.
For prepared buyers, particularly in our gulf-front condos and gated communities, this is a window of quiet leverage. For sellers, it’s still a strong market—but only if your pricing and presentation are calibrated to today’s conditions, not last year’s peaks.
How Long Are Homes Really Taking to Sell?
Days on market tell us who holds the advantage in a negotiation. Here’s how this week breaks out:
- New Nov 2025 listings: just 7 days on market (fresh inventory still grabs attention)
- Nov Sold: homes that closed as of 11/14/2025 averaged 81 days on market
- Nov Pending: homes under contract averaged 79 days on market
- Price reductions: adjusted listings are sitting around 96 days on market
- Back on market: about 106 days on market
- Nov Failed to sell: a heavy 162 days on market as of 11/14/2025
For buyers, anything in that 80–160+ day range is worth a closer look. Often there’s room to negotiate not just price, but also closing costs, repairs, or even a rate buydown.
For sellers, the first 7–14 days are still the “money window.” If you overshoot on price, you don’t just risk one cut— you risk drifting into the 100+ days-on-market bucket where buyers assume something is wrong.
Perdido Key & Gulf-Front Properties
On Perdido Key, gulf-front Condos like Indigo, Palacio, and Beach Colony are still top picks for second-home buyers and investors. And for some of us it can be our Forever Dream Home Year round! Demand hasn’t disappeared, but buyers are more selective. They’re comparing:
- Monthly HOA dues and what they truly cover
- Recent or upcoming special assessments
- Short-term rental rules and income potential
- View corridors, parking, and elevator access
Well-presented units that are priced in line with the last 30–60 days of activity are still moving, often to strong cash or VA/conventional buyers. Units that are priced on hope rather than data are the ones showing up in the “price change” column.

Indigo remains one of Perdido Key’s flagship luxury towers. Updated interiors, high-floor views, and turnkey rental readiness are driving the strongest activity.
